Getting a commercial loan to build a house-business in multiple-use zoning
My wife and I would like to buy a plot of land that is zoned commercial. This particular zoning has a conditional use clause that allows you to also build residential features. Virtually all of the properties built in this zone are just houses from which people run their LLCs. We want to buy the land and build a structure on it that will serve as a home for our family and as a place to do business. Right now the challenge is figuring out funding. It seems like we need a commercial loan, but our LLC is a fresh startup with no income. I myself have plenty of income from my day job and we will have plenty of down payment cash from the sale of our current home to comfortably afford a regular residential mortgage of this size. How can we get funding? We talked to Chase, and it seems like they require 2 years of income from the business.
