Need a business partner for Etsy shop!!

Hello, I started my business for while now true shopify but haven't made much sales. I sell handwoven dog baskets from beds, floor mats, toy storage baskets, etc. Am tryna advance my target to Etsy but my country is not supported on etsy. Am looking for someone who would be willing to work with me by probably creating an etsy shop so we run this together. I will handle shipping and processing of orders from my end directly to clients whiles my business partner will be responsible for managing the etsy shop wherever they maybe.

I’m so confused about the commercial lease terms

I’m planning to purchase a small business and the current least still has 10 years to go. According to the owner and his lawyer, I can basically continue his lease without negotiating with landlord. However, when I went to my own lawyer, he suggested that if I don’t have a consent from the landlord, I’ll not able to continue the existing lease. And the landlord offered a new lease that’s not as good as before. I’m so confused. On the lease, it does say “the lessee shall not assign or sublet without lessors written consent”. But can the landlord just abandon the entire existing lease and force me to sign the new one? The landlord also plans to sell the building in next couple years, will my lease be affected by that? Locating in MA if that helps.
