People who opened physical storefronts, what surprised you about renting a commercial space?

I'm pivoting from a business I can operate at home to one that (in my state) I need to rent a commercial space for. I'm looking at some properties for lease in my area with office/work space and a little retail frontage. This is the first time I've ever considered renting something besides an apartment, but I know that what I can learn about the process from Dr. Google isn't the whole story. If you've rented commercial space, was there anything that blindsided you? Any tips for choosing a reliable realtor or a good landlord? Horror stories? (My personal fear is that I won't be able to secure a lease because I'm not profitable enough.)

My Google Business profile is pending after verification

I got verified as a business through Google and I was hoping to get my business profile up and running, but it's still pending. The dashboard says it can take up to three days, and to be patient because they are understaffed. However it's been over a week. I'm not sure if I'm doing something wrong. I was hoping to have it running by now.

PPP loan

This is a serious inquiry not a scam or money grab opportunity. I run a small apparel business and never applied for the PPP loan not really realizing I would be eligible and wasn’t able to get unemployment via my small business either. Running a small business is hard and getting capital can be even tougher. I am the only employee of my business. It my current and only income.
