Investing in land for future commercial real estate
Hello all, We are kinda newbies in this area. But we're thinking of investing in about 7 acres of land for commercial real estate. This land is on a suburb that is next to a growing city. I wonder if you can help with identifying the questions, issues, variables, and resources that would help us make informed decisions in this process. Like I said, we are very new at this. So, any advise at all is very much appreciated. Thanks.

Is there an SBA website where we can log in and see which PPP loans are active? I had to cancel before I signed and now I can't submit elsewhere because new lender is telling me "another lender already submitted a PPP Loan Application on your behalf."
I asked the first lender to cancel and they confirmed with me that they have. Does anyone have experience with this? How much time in average before the second lender can submit my application and not receiving that message about the SBA already having the first application on file? Is there a site we can login into and manually cancel on our end?

I started a streetwear brand using something I call 'the Banksy method' - i do have a dilemma with pricing? do i go cheap to get more sales or expensive and keep the exclusivity?
Problem: uni stash is dull and boring, all has the same font Solution: make unique streetwear pieces for uni's and their societies Banksy method: Private insta that is invite only and doing monthly limited drops for the stash - further more all invites and comms are anon Dilemma: So first drop is 2 hoodies, and while the stock is limited and the drops are monthly. The debate I'm having is whether to price the hoodies at a student affordable price (~£20) which I think would get more sales and more recurrent sales or price it more at a streetwear level (~£60). Issue is there are two demos I'm targeting with very different ideas of brand price for same end product. 1. is people who like uni stash 2. people who like streetwear here's a short video on how i came up with the idea, designs and marketing strat https://www.youtube.com/watch?v=75Kqfvin1zw

Britain will have vaccinated half its adult population by the end of this week, administering 40 vaccine doses per 100 people. The EU average is around 12. The gap has become embarrassing, and the political atmosphere tense https://t.co/DlVNTFuPxg

Is Delaware still the place to incorporate (cheap)? And what else should I know about incorporating.
Like tax concerns etc. Is there a guide or something? I want to incorporate for financial protection and also so that I can have a payroll that shows the business name, and not my name as it is using a DBA. Thanks very much! I asked in personal finance and they said it was a business question thank you.

Avg/Share and profit calculation
I can't seem to figure out how to make profit when you average down and I would like some assistance. Let's say that you buy a stock on Day1 at $100/share, but you averaged down to $75/share on Day2. If I sell on Day3 above the average price from the past two days, but below the Day1 price, is it possible to take profit? does this have to do with first in first out versus some other accounting method? If so, is it advisable that I change the accounting method on my broker? |Time|Action|Price|Shares|Total Cost|Avg/share|Profit| |:-|:-|:-|:-|:-|:-|:-| |Day1|Buy|$100|10|$1000|$100|| |Day2|Buy|$50|10|$1500|$75|| |Day3|Sell|$90|10|$600|$50|$(100)???|

How does equity compensation work with startups?
I am interviewing for a position within a venture lab. Compensation will be a mix of stock and cash. How does the equity component work? What kind of equity is it? Convertible notes? I understand that the equity would be earned after a certain time working. Can I then sell it at the next round of funding? How can I minimize dilution? What are the pitfalls? I'm just trying to value the benefits and risks of the equity component. What should I expect? thank you!
