Opening a Photography Studio tips?

Hello, I’m looking for some insight or advice. I’m a photographer that has been using monthly rental studios for years and I am at the point where I would like to open my own that caters to the more business side of photography. The market is not too heavily saturated but there are countless potential renters. What I am trying to figure out would be the best way to open a place (IE, get the capital to open). Would it be best to find investors or a small business loan? I’m self taught on both photography and business so there are a lot of gaps in my business knowledge. In my head, the best way to do this would be to get a small business loan to cover the studio rent/bills for the lease term and pay it off monthly. Is this dumb? Anyway, any tips or advice are helpful. Thanks!
