Anybody open a business in a mall? Any tips?

I’m in talks to open a selfie museum in a mall. I run a business with my mom and this will be my first time owning my own. They’re definitely asking a lot for rent especially for a rather dead part of the mall. The only reason I’m okay with being in that part of the mall is because I’m going to be heavily reliant on social media to get the word out especially since there’s nothing like it in our area. Does anybody have any tips on dealing with mall landlords, rules, rent etc.? Also any tips on possibly negotiating rent?
