renting commercial property...do you pay yearly or monthly.

working on my first business plan but can't seem to get a decent answer. i'm sure it can be different on a case by case basis but in general what is the consensus on this? do you pay monthly or yearly and what do you need to pay up front?

New Business Idea - Sauna

Howdy yall! I am looking at starting my first business. I have a basic plan, some financials worked out, and an idea of what is next. Still alot of unknowns though... I am happy to share some details if it helps answering the following. My question is if yall think a sauna is a decent business idea?Things to know: There are over 250K people in my area(eastern WA state) and no competition(no sauna only spa's). BUT hot summers and normal seasons(freezing winter, ect). I figure memberships(monthly and/or quarterly) are the way to go, $28/mo is my goal. Will do $22 if I can....Is it reasonable to think I can get 1000 or more memberships? Servicing 350 max people per day. Walk ins would be cheap($5-8) and I figure this is for people who want a regular sweat. Sauna would be basic, only one big dry room. This idea comes from wishing there was a place I could go... ​ Thoughts?
