Am I being petty about warehouse costs?

My online store is growing pretty fast, so I want to move it from my basement and garage to a small warehouse space. I found a great one close by. It's a little smaller than I want (1800 sq ft) and it's renting for $14/sq ft/year which is a little higher than average for my location. I asked the owner if there are any other costs besides utilities I would need to pay and he said no. Then on the lease, it says there's a required $75/mo fee for maintenance, upkeep, snow removal, etc. When I asked him about it, he said he considers those "utilities" although they obviously aren't. Is this normal or a bit of a bait and switch? I know $75/mo isn't a lot, but it still bothers me.
